Use schluter jolly for tile edging!
Anybody who wants to keep the tile but grouts dirty get acetone or grout cleaner.
I think you have polybutylene pipes, I would get them out since they are known to leak. You can look up PB pipes, it was a big lawsuit in the mid 90's.
