Coat a basement?? yeah, you'd need 5grand worth of this stuff.
Yes, it is magic. I've used it and wouldn't use anything else after finding this product. Local store had black and white. I actually tinted mine with paint – but it was a simple, small job. Nowhere near this size.

this is not smart, and could cause your concrete to structurally deteriorate. by encapsulating water into the concrete without a place for it to vaporize and escape it will cause the concrete to effloresce which unbinds the lime from the concrete causing it to literally eat itself apart. you must treat the concrete prior to this. with a densification product.
Spray primed the black pipe insulation foam but that chipped off soon after so I thought about the flex seal spray to prime it and have a mechanical bond to paint afterwards. The question is will the flex seal spray chemicals deteriorate the foam pipe insulation on contact and will I be able to paint the flex seal after dry time?
Would gutters be necessary with a slab foundation. No basement
Question. Can you parge over the flex seal for more resistance? Or should I use flex seal over the finish parged wall?
Do you have a diy video for addressing the outside foundation? Can non porous plastic be used around the outside foundation to flow water away from the foundation? We have what I believe is limestone foundation (100+ year old farm house)
